Modular Homes

What is a Modular Home?

Although some use the terms “modular homes” and “manufactured homes” interchangeably, there is a distinct difference.  While both manufactured and modular homes are built in environmentally-protected building centers, they differ in that manufactured home construction is regulated by the Federal HUD Title 6 Construction Standards and modular homes are built to local state construction codes.  Some states, however, have adopted one of the uniform construction codes such as UBC or IRC.

A modular home can be built as an “on-frame” or “off-frame” modular. On-frame will be built on a permanent steel frame or chassis. That steel frame is left in place when the homes is installed on the home site.  And, by definition,  the off-frame modular will be built with the plan to remove the chassis frame when it is delivered to the home site. Off-frame modular homes typically require cranes to assist with home placement.
